Astranta acted for the three industrial owners, Schroders, Anglo Austrian Patisseries and Oak Green Estates to put together a development site which was sold to First Base and Savills in June 2016 for a mixed use scheme comprising 128 residential units with a commercial element.

Astranta created a limited partnership of 20 investors as the vehicle for the acquisition of Rufus Business Centre in March 2015, a 28,500 sq ft mixed office and industrial estate.

Schroders

Astranta was retained to asset manage the Home Counties portfolio by Schroders when they aquired the assets from an in-house Astranta client in 2011.

Astranta intensively managed the portfolio for 3 years, generating additional value by leasing and building fabric improvements, until it was sold as the Partridge portfolio in late 2014.

Pannells Court

Astranta acquired a freehold block of mixed use property on Chertsey Street in the market town of Guildford on behalf of a consortium of investors.

Astranta asset managed the block, leasing vacant space and exploring change of use opportunities. The asset management vehicle setup had FCA approval status.

Astranta achieved change of use — complicated by listing restrictions — and recently sold the block to Henderson. The sale showed investors a return of 42% IRR over the holding period.


Chertsey Street - retail frontage

Leatherhead

Using the same vehicle structure as Pannells court.

Astranta acquired a mixed use block in Leatherhead.

Following asset management including part change of use the asset was sold in late summer 2014.

The disposal showed investors a return of 64% IRR.

Both Leatherhead and Pannells Court were ungeared.
